There is a trend towards Construction Management at Risk (CMAR) as the preferred project delivery method for public projects in the State of Oklahoma. CMAR is a delivery method which entails a commitment by the Construction Manager (CM) to deliver the project within a Guaranteed Maximum Price (GMP). The CM acts as a consultant to the Owner in the development and design phases, but as the equivalent of a general contractor during the construction phase.
This process allows the client of a project to choose the CM before the design stage is complete and know who they will be working with from the beginning of the project. Much of the success of a project is based on the relationship between the Owner and the Construction Manager.
